Why should I list with you and your company? Why should I pay you so much when the other agent will list the property for less? In this session, Kevin interactively addresses the answers to these seller questions by stressing the importance of clearly demonstrating what the agent intends to do to successfully market the property; by showing the agent 'How To' educate the seller; by outlining how the agent can differentiate themselves from the competition; and by explaining the importance of substantiating the agent's value to the marketing process.

It has been said that closing is a 'process' not an isolated/disconnected event! When it comes to the Marketing (Listing) Presentation, the 'process' is only complete if, and when, the agent leaves the presentation with the seller's autograph on a 'marketable' listing. In this live/interactive session, Kevin outlines a step-by-step process for getting a 'marketable' listing every time; introduces the importance of conducting an 'Exit Interview'; and introduces the Marketing Presentation Mantras.

Green. THE Primary Color For Real Estate Agents!

In my most recent blog, I introduced the four (4) kinds of time and colorized each. ‘Green Time’ for real estate agents is ‘Money Time’… the use of their time that earns them a living. As agents, we must always remind ourselves that we work on commission and ”We don’t get paid for the work we do… we only get paid for the results we produce!”

 

As I emphasize over and over in i-FAStTRAC® Training, the single most important ‘Green Time’ activity for an agent at any level of production is: Prioritized/Proactive Prospecting & Lead Generation. When done correctly and consistently, it ensures a steady-flow of ‘Green’.

 

Other examples of ‘Green Time’ activities include: showing properties to a highly motivated, financially qualified buyer; giving a well-sequenced marketing (listing) presentation to a highly motived seller; and securing & presenting offers from qualified buyers and presenting those offers to motivated sellers.

 

Keep this in mind: In the examples I have given, the italicized adjectives describing each activity are as important as the activity per se. If you find yourself, for example, showing property to an unmotivated prospective buyer that’s not ‘Green Time’…that’s a waste of time!

 

For agents to be consistently productive, at least 20%, and preferably closer to 40%, of their daily activities must be ‘Green Time’ activities. Plan your days and week around legitimate ‘Green Time’ activities!

Footnote! Attending a Closing is not ‘Green Time’…it’s ‘Collection Time’… you’ve already earned the green and are going to the Closing to collect it!

Ponder this Question: What is the role of Real Estate Websites in Marketing? It is a fundamental question very few brokers and agents ever bother to ask, let alone answer.

 

Today is session #9 of the i-FAStTRAC 101 Real Estate Training Program and I will delve deeply on this topic; I will also illuminate the various types of Web Solutions available to agents and to brokers. It is important to keep in mind that buying a Website or Web Service is easy; making it strategic and worth the effort requires a solid plan of action.

The Different Kinds of Time

Hi! This is Kevin. I had an interesting question last week during one of our Live/Interactive i-FAStTRAC Sessions on Time Management.

A real estate agent, fresh out of licensing school, who was participating in the session asked me to clarify by examples what I meant by: Green Time, Blue Time, Yellow Time and Red Time activities.

I was surprised by the question because I had just finished giving an example of each as I developed the topic. My first reaction was “Is this guy hard of hearing?” Then it hit me! Like so many agents I have trained over the last 30 years, he was so new to real estate he couldn’t visualize beyond my singular example what other activities might fall under each the four (4) kinds of time.

So I made a pact with myself coming out of that training session to devote my next four blogs to identifying and expounding on each of the four kinds of time and give multiple examples of each.

Week 3 of i-FAStTRAC 101 starts Monday August 26th and Kevin’s focus all week will be on Prioritized Proactive Prospecting, with topics such as Farming, FSBO Prospecting, Effective Just Listed Promotions, and Expired Listings Lead Generation.

 

I will delve on the wedge between agents and their clients on the internet, namely Search Engines and how crawlers work, then move on to the important topic of The Marketing Bio and its channels of Visibility. Remember Week 2 is your Assignment week as well as practical in the world application of what you learned in the Live Training Sessions.

This coming week we will reveal the full Syllabus for the whole program and share the new Training Success Habits to empower our participants to succeed in a Real Estate Career.

 

As to the week that passed, it was a bit unusual since we trained for 5 days, to compensate for the 4th of July Holliday. Kevin took agents on a journey focusing on the importing Marketing Presentation, commonly known as the Listing Presentation. He emphasized the sequencing of the event, the Demonstration Phase, and the important Closing Phase. Agents only get one chance to secure listings during a listing Presentation and if they plan them right they will tend to walk away with Marketable Listings all the time.

 

I focused agents on the reality that Real Estate Web Lead Management Systems do not offer any organic cohesion with Direct Response Marketing, and showed agents how to integrate their printed Marketing with properly created Squeeze Pages linked with QR Codes. I also created several How-To Videos for our participants one of which is How To Create Landing Pages in ZillowPress Websites.

 

i-FAStTRAC is a special Real Estate Training Program because it combines the live instructions with the ability of agents to learn at their own pace by viewing instructional Videos that are focused on specific topics, and they can even request them depending on the platform they use. When it comes to Internet Marketing, Social Media, Web Services, and SEO I am platform agnostic – what matters most are the good habits that are engendered, and the fruit of such labor.

 

In the training week to come Kevin will tackle the important Pricing Strategy and The Buyers’ Counseling Session, and I will illuminate the importance of Blogging in Internet Marketing with important concepts such as proper Tagging and Hashing.
